Roofing in Massachusetts: What Our Crews Handle

Our crews handle the full range of roofing work – replacement, repair, and new installation – for homes across the state. As roofing contractors in Massachusetts, we do the labor ourselves, keep you updated daily, and leave the property clean.

    Roof replacement

    Roof replacement

When a roof is past saving, we tear it off down to the deck, replace soft sheathing, then rebuild with fresh underlayment, ice-and-water barrier, and new shingles. Planning? Review Massachusetts roof replacement costs.
    Roof repair

    Roof repair

Wind-torn shingles, failed flashing, ice dam fallout, and active leaks get fixed at the source. We trace water back to where it enters, repair damaged decking, and match your existing roof so the patch blends in.
    New installation and inspection

    New installation and inspection

New roofs for additions, garages, and new construction – plus straightforward inspections. We photograph what we find on the roof, walk you through the photos, and tell you plainly whether a repair or a full replacement makes sense.
    Roofing Materials
    Roofing Materials for Massachusetts Weather

How each option handles freeze-thaw, nor’easters, and ice dams? Roofing in Massachusetts must handle freeze-thaw swings, nor’easter winds, and ice dams. Here’s how five roofing materials compare – and what each means for roof lifespan in New England.

    Three-tab asphalt shingles
    Three-tab asphalt shingles

The most common choice on Massachusetts homes, and the friendliest on budget. Three-tab asphalt sheds rain and moderate wind well, but the flat tabs lift more easily in a nor’easter and are less forgiving where ice dams build along the eaves.

    Standing-seam metal

Snow and ice slide off metal panels instead of packing up at the eaves, which lowers ice dam risk on steeper roofs. Interlocking seams turn away wind-driven rain, and the panels move with freeze-thaw instead of cracking. Higher cost up front.

    Standing-seam metal
    Cedar shakes
    Cedar shakes

Hand-split cedar suits older and historic Massachusetts homes and weathers to a soft silver-gray. It breathes well, but humid summers and shaded, damp exposures invite moss, so expect regular cleaning and occasional shake replacement.

    Composite slate

Composite slate is the longest-lived roof you can put on a New England home, shrugging off freeze-thaw and heavy wind. It is also the heaviest and priciest option, so the framing has to carry the load – worth confirming before you commit.

    Composite slate
    EPDM
    EPDM

EPDM is a durable synthetic rubber roofing membrane designed for flat and low-slope roofs. Its flexible surface handles New England’s freeze-thaw cycles well, while properly sealed seams and flashing help protect against rain, melting snow, and standing water.

    Properties We Roof Across Massachusetts

Single-family, multi-family, and commercial buildings. Colonials, capes, three-family rentals, storefronts – we match crew size, materials, and scheduling to the building in front of us. Our 8+ years of experience, 10+ industry certifications, and 500+ completed projects span all three. Explore our roofing services.

    Single-family homes

    Single-family homes

Most of our roofing in Massachusetts happens on owner-occupied capes, colonials, and ranches. We tarp the landscaping, protect the driveway, sweep for nails each evening, and plan the day around the fact that your family is living there through the work.
    Multi-family and rental properties

    Multi-family and rental properties

Landlords need roofing contractors in Massachusetts who can plan around tenants. We sort out dumpster placement, parking, and written notice you can pass along, then sequence the tear-off section by section so units stay accessible and livable.
    Commercial and mixed-use buildings

    Commercial and mixed-use buildings

Storefronts, offices, condo association buildings, and mixed-use blocks usually call for low-slope membrane rather than shingles. We scope the job so doors stay open and deliveries keep moving, and we document the work for boards and building files.

We had a great experience with Plum Pro overall. Yuk was very professional and well-organized while working with us on a proposal and contract to fix our deck after it was severely damaged by a fallen tree. He set us up with an accelerated timeline to help us coordinate this project with some of our other repairs, and aside from some weather delays stuck to it pretty well overall.

We could not have asked for a better team than Plum ProExteriors for our siding and window project. From start to finish, the process went smoothly. At our initial meeting, Yuk did a great job of explaining all of the different options available for our project. He then provided us with a very detailed estimate that gave us the confidence that there would not be any hidden/surprise costs/fees, which there were not. Once the contract was signed, Yuk did a great job of communicating when the project would start.

Yuk and the crew at Plum ProExteriors did an excellent job installing 7 Pella Architectural double-hung windows in my 1911 Dutch Colonial. Prior to providing a proposal, Yuk measured not once but twice to ensure the windows fit perfectly. Two of three windows were part of a bay window where the frames were no longer perfectly square. None the less, the crew got the windows to fit without issue. They finished with caulking any gaps inside and out for all the windows and finished the job in one day. The crew was clean and neat and even took away the old storm window frames. I already have received compliments on how well the windows look. Their price was fair and I would definitely hire Plum ProExteriors again. Thanks guys!

Yuk is definitely an A+. I felt very comfortable with him and trusted throughout the entire process. We ran into a few issues along the way and that’s to be expected, but Yuk was always available and made good on his promises. If I had to criticize one thing it would be that he doesn’t have a great carpenter for interior finish work, but in fairness he did make me aware that this was not something his crew normally does. Love the end product and the neighbors do too!

We have a full house of windows to replace and we are so happy we found Yuk thanks to a recommendation on a local Facebook group. Yuk quoted the entire job and was transparent in his pricing. Yuk was patient walking us through the process and updating quotes when we decided to start only with the largest and least efficient windows.

I hired Plum ProExteriors based on the quality of work I saw when I came across a renovation project they were doing in the area. I had roof, windows, doors, siding and decking done.I was very impressed with the depth of knowledge Yuk has in his trade. Communication was excellent. He kept me updated on the progress when I wasn’t there. Yuk and his crew worked efficiently and more importantly the quality of work was exceptional.

Common Questions About Roofing in Massachusetts

How much does a new roof cost in Massachusetts?

Costs vary with size, pitch, and material, so most homeowners land somewhere between $8,000 and $25,000. A simple asphalt ranch sits near the low end; a steep roof, multiple tear-off layers, or metal and slate push toward the high end.

How long does a roof replacement take?

Most single-family roofs are torn off and reinstalled in 1–3 days once materials are on site. Larger or steeper roofs, hidden decking repairs, and New England rain can stretch that, so we keep you posted day by day rather than promising a fixed date.

Do I need a building permit for roof work in Massachusetts?

For a tear-off or full replacement, almost every Massachusetts city and town requires a building permit and a final inspection. We pull the permit under our license, meet the inspector, and keep the signed paperwork with your project file.

Is roof repair or replacement covered by homeowners insurance?

Sudden damage – wind, hail, a fallen limb, an ice-dam leak – is often covered. Gradual wear and simple age usually are not. We photograph the damage during the inspection and give you a written scope you can hand straight to your adjuster.

What roofing materials hold up best against Massachusetts weather and ice dams?

Architectural asphalt with an ice-and-water barrier at the eaves and valleys holds up well, and standing-seam metal sheds snow fastest. Attic ventilation matters just as much – see sustainable roofing options.

What warranties or certifications should I look for in a roofing contractor?

Ask for a manufacturer material warranty plus a written workmanship warranty, then check the crew holds the manufacturer’s installer certification – that is usually what unlocks stronger coverage. Roofing contractors in Massachusetts should share license and insurance certificates on request.
