siding installation cost

In Massachusetts, new siding is priced by the square foot installed, and the material you choose sets most of the price. The rest comes from what is under the old siding, the trim, the insulation and the shape of the house. Here are the prices Plum ProExteriors works from, what moves them, and a calculator that turns them into a range for your home.

the short answer

priced by the square foot, set by the material

Installed, with labor, materials and project management, siding runs from about $11.30 to $18.10 per square foot for vinyl, $20.20 to $26.10 for James Hardie fiber cement, $22.20 to $28.10 for composite and $28.30 to $36.80 for cedar, standard to deluxe. On a typical two-story colonial with around 2,000 square feet of wall, that puts a vinyl job in the low twenties of thousands and a Hardie job in the forties to low fifties. Shingle styles, insulation board and the condition of the walls move the number from there. Every project is quoted after we measure the house, and the estimate is free.

the factors that drive siding cost

Nine things change a siding quote. Scroll through them, then compare any estimate you get against the list.

01

Wall area

Siding is priced by the square foot of wall it covers, not by the floor area of the house. Gables, dormers, bump-outs and a two-car garage all add wall. A two-story colonial usually carries more siding than a ranch with the same living area, and the number of windows and doors subtracts from it.

02

Material

Vinyl is the lowest cost and never needs paint. James Hardie fiber cement costs more, resists fire, rot and insects and holds paint for years. Composite sits between the two. Cedar is the most expensive and the most traditional, and it needs regular finishing. Our Hardie cost guide covers the fiber cement numbers in detail.

03

Style

Clapboard is the baseline. Board and batten uses wider panels and comes in slightly under it. Shingles take more cuts and more time on the wall, so they add about $2.80 per square foot. Our board and batten guide compares the vertical styles.

04

Removal and disposal

Most Massachusetts jobs are replacements, so the old siding comes off and goes in a dumpster. Removal and disposal are part of our quote. Siding over old siding is sometimes possible with vinyl, but it hides problems in the wall and we rarely recommend it.

05

What is under the old siding

Once the old siding is off, we see the sheathing. Soft or rotted boards, especially under windows and at the bottom of walls, are replaced before the new housewrap and flashing go on. This is the one line that cannot be priced until the walls are open, and we tell you how we handle it in writing.

06

Insulation board

A layer of rigid foam under the new siding adds warmth and flattens out old walls. It adds roughly $0.60 to $2.40 per square foot depending on the thickness and the finish level you choose.

07

Trim and details

Corner boards, window and door casings, soffits, fascia and the rake boards along the roofline are part of a siding job. New trim in PVC or Hardie trim adds cost but is what makes the finished house look right, and it is included in our quotes rather than added later.

08

Stories and access

A third story, steep grades, tight lots and homes with a lot of landscaping take more staging and more time. Height is the main reason two houses with the same wall area can carry different prices.

09

Permits and paint

A building permit is required for new siding in Massachusetts towns, and we file it. Hardie comes factory finished in ColorPlus, so there is no painting after installation. Cedar and some composites are painted or stained on site, which adds a line to the quote.

Siding Cost by Material, per Square Foot Installed

  • Vinyl: $11.30 standard, $12.40 premium, $18.10 deluxe
  • James Hardie fiber cement: $20.20 standard, $23.20 premium, $26.10 deluxe
  • Composite: $22.20 standard, $25.20 premium, $28.10 deluxe
  • Cedar: $28.30 standard, $32.40 premium, $36.80 deluxe

Standard, premium and deluxe reflect the product line, the trim package and the finish. Prices include materials, labor, installation and project management. The calculator above applies them to your house.

Why Massachusetts Quotes Differ From National Averages

National price guides average in states with lower labor costs and simpler houses. Massachusetts labor runs above those averages, and the homes here are older, taller and more detailed: more corners, more trim, more gables and more rot behind the old siding. Freeze and thaw cycles also argue for better flashing and a proper weather barrier. A quote that looks far below the ranges above is usually leaving something out, most often removal, trim or sheathing repair.

repair or replace?

If the siding is less than about 15 years old and the damage is confined to one area, a repair is usually the right call, and repainting can buy a few more years on wood. If you are seeing moisture inside, energy bills climbing, rot in more than one spot or siding that has reached the end of its life, replacement is the better long-term value. We will tell you which one your house needs during the free estimate, and quote both when it is a close call.

Colonial before new siding and roof

signs your siding needs replacing

  • Cracks, gaps or holes that let water and pests in
  • Rot, soft spots or bubbling and flaking paint, which mean moisture is behind the siding
  • Mold or mildew on the siding or on interior walls behind it
  • Sagging, rippling or boards pulling away from the house
  • Fading that shows the weather barrier is breaking down
  • Damage after a storm, or rooms that never hold their temperature

Any one of these on a small area can be repaired. Several of them across the house usually mean the siding is done.

how to compare siding quotes

  • Check that each quote measures the same wall area and names the same product line
  • Confirm removal, disposal and the building permit are included
  • Look for housewrap, flashing at every window and door, and how sheathing repair is priced
  • Compare the trim package: corners, casings, soffit and fascia
  • Ask whether insulation board is included, and at what thickness
  • Compare warranties on the product and on the labor

how plum proexteriors prices siding

We walk the house, measure every wall, check the trim and the areas most likely to hide rot, and talk through material, style and insulation with you. You get a written quote that lists each item. Materials are ordered to your house and usually take four to six weeks to arrive. A full installation takes about one to two weeks on site, and we file the permit and handle the inspection. Financing is available, and if a roof or windows are on the horizon, we can quote them together so the flashing between them is done once.

frequently asked questions

How much is siding for a house?

Installed, siding runs from about $11.30 per square foot for vinyl to $36.80 for cedar, with James Hardie fiber cement from $20.20 to $26.10. Multiply by the wall area of your home for a planning range, or use the calculator on this page. Every project is quoted after we measure.

How much does siding cost for a 2,000 square foot house?

A 2,000 square foot house usually has somewhere around 1,800 to 2,400 square feet of wall to side, depending on the number of stories and the shape. At our prices that is roughly $20,000 to $43,000 in vinyl and $36,000 to $63,000 in James Hardie, before sheathing repair or insulation board. The free estimate replaces the guess with a measurement.

How much siding do I need for my house?

Measure the length and height of each wall, multiply, add gables and subtract windows and doors. Most contractors add about ten percent for cuts and waste. We measure every wall during the estimate, so you do not need an exact number to get a quote.

Do I need a moisture barrier under new siding?

Yes. A housewrap and flashing at every window, door and roofline go on before the siding. It is included in every Plum ProExteriors quote and it is the part of the job that keeps water out of the wall.

Should I replace all my siding at once?

Usually yes, because the color and profile of new siding will not match the old, and the setup, staging and permit are shared across the whole house. If budget calls for it, a street-facing elevation first and the rest later is a reasonable plan, and we quote it that way on request.

What is the first step to getting new siding?

Call or send the estimate form. We visit, measure, look at the walls and trim, and give you a written quote for the materials and styles you are considering. The estimate is free and there is no obligation.

How long does residing a house take?

Materials usually take four to six weeks to arrive after you choose them. Installation itself takes about one to two weeks for a whole house, longer for large homes or extensive sheathing repair.

What area does Plum ProExteriors cover?

We install siding across Massachusetts and nearby parts of New England from our office in Wellesley, including Needham, Newton, Natick, Weston, Dover and Framingham.
