window replacement cost
In Massachusetts, replacement windows are priced per window installed, and the frame material sets most of the price. Whether the new unit goes into the old frame or replaces it, the style, the glass and the age of the house set the rest. Here are the prices Plum ProExteriors works from, what moves them, and a calculator that turns them into a range for your home.

★★★★★5/5priced per window, set by the frame
Installed, with labor, materials and project management, a new window runs from about $998 to $1,285 for vinyl, $1,210 to $1,680 for fiberglass and $1,560 to $2,110 for wood, standard to deluxe. An insert replacement that fits inside your existing frame adds $250 per window for the fitting and sealing work; triple insulated glass adds $85. On a typical colonial with 12 windows, that puts a vinyl insert project in the mid teens of thousands and a wood project in the low to mid twenties. Bay windows, specialty shapes and rotted frames move the number from there. Every project is quoted after we measure the openings, and the estimate is free.

the factors that drive window cost
Nine things change a window quote. Scroll through them, then compare any estimate you get against the list.

Number of windows
Windows are priced per unit, so the count is the base of every quote. A whole-house job shares the setup, the permit and the crew's day, so the per-window price on 12 windows is lower than on two. Many homeowners do the front elevation first and the rest later; we quote it both ways.
Frame material
Vinyl is the lowest cost and never needs paint. Fiberglass and composite hold their shape through New England temperature swings and take a painted finish. Wood is the traditional choice for older homes and the most expensive, usually clad in aluminum or fiberglass on the outside.
Insert or full-frame
An insert replacement fits inside the existing frame and leaves the interior trim alone, which adds $250 per window for the fitting and sealing. A full-frame replacement takes the whole window out to the rough opening, which costs more in labor and trim but is the right call when the old frame is rotted or out of square.
Style
Double-hung is the baseline for colonials and capes. Casement windows add about $33 per unit for the crank hardware. Gliding and awning windows come in slightly under double-hung. Bay, bow and specialty shapes are quoted individually.
Glass
Double insulated low-E glass is standard and meets the Massachusetts energy code. Triple insulated glass adds $85 per window and is worth it on north-facing rooms and bedrooms near a road. Tempered glass is required near doors, tubs and floors and is priced per opening.
Size and shape
A standard double-hung and a 6-foot picture window are not the same price. Larger units, arches, circles and bay or bow projections cost more to build and more to set. The calculator prices the standard sizes; we measure the rest.
Brand and series
We are an Andersen certified contractor and a Harvey Elite dealer and we install Marvin and Pella on request. Within each brand, the series sets the price: Harvey Classic against Harvey Slimline, Andersen 100 against 400. Standard, premium and deluxe in the calculator follow those tiers.
Older homes and lead-safe work
Homes built before 1978 may have lead paint on the old sashes and trim, so replacement must follow lead-safe practices. Plum ProExteriors holds a Lead-Safe Renovation Contractor certificate (license LR004195). Openings that are out of square take more shimming and trim work, and we price that after we see them.
Stories, access and permits
Second and third story windows take staging and more time per unit. A building permit is required for full-frame replacement and for any change to an opening in Massachusetts towns, and we file it. Homes in a historic district may also need design review, which we build into the schedule.

Why Massachusetts quotes differ from national averages
National price guides average in states with lower labor costs and newer, squarer houses. Massachusetts labor runs above those averages, the housing stock is older, and the energy code requires low-E insulated glass. Lead-safe work on pre-1978 homes and historic district review add steps that national numbers skip. On the other side of the ledger, Mass Save and similar programs offer incentives for some energy-efficient windows, which we help you check during the estimate.

insert or full-frame: which one your windows need
If the existing frames are sound and square, an insert replacement is the faster, cleaner and lower-cost route: the old sashes come out, the new unit is set and sealed inside the frame, and the interior casing and plaster are untouched. If the frames are rotted, out of square or you want a larger glass area, a full-frame replacement is the right call: the whole window comes out, the rough opening is inspected and repaired, new flashing is tied into the weather barrier and a complete new unit goes in. We check every opening during the free estimate and tell you, window by window, which one it needs.

how to compare window quotes
- Check that each quote counts the same windows and names the same brand and series
- Confirm whether each window is an insert or a full-frame replacement
- Look for the glass package: low-E, argon, double or triple, tempered where required
- Ask whether exterior trim, interior stops and disposal of the old windows are included
- On a pre-1978 home, ask for the lead-safe certification
- Compare the manufacturer warranty and the contractor's labor warranty

how plum proexteriors prices windows
We visit the house, look at every window inside and out, and recommend insert or full-frame for each opening. You get a written quote with the product, series, glass and warranty spelled out. Windows are built to the measurements we take and usually arrive in four to six weeks. Installation takes a few working days for a whole house, one opening at a time so the home is never left open to the weather. Harvey windows carry a lifetime warranty on materials and labor with accidental glass breakage coverage; Andersen comes with manufacturer coverage plus our labor warranty. Financing is available, and if a door or siding is on the horizon, we quote them together so the trim matches.

frequently asked questions
How much does it cost to replace windows in Massachusetts?
Installed, a replacement window runs from about $998 to $1,285 for vinyl, $1,210 to $1,680 for fiberglass and $1,560 to $2,110 for wood, plus $250 per window for an insert installation. Use the calculator on this page for a range, then book a free estimate for an exact quote.
How much does it cost to replace 10 windows?
At our prices, 10 vinyl insert windows run roughly $12,500 to $15,400, fiberglass $14,600 to $19,300 and wood $18,100 to $23,600, before specialty shapes or frame repair. The free estimate replaces the range with a measured quote.
Is it cheaper to replace all the windows at once?
Per window, yes. A whole-house job shares the setup, the permit and the crew's time, and the look stays consistent. If budget calls for it, the street-facing elevation first and the rest later is a reasonable plan, and we quote it both ways.
Are there rebates for new windows in Massachusetts?
In some cases. Mass Save and similar programs offer incentives for energy-efficient windows depending on the product and the program rules at the time. We help you check eligibility during the estimate.
What is the difference in cost between insert and full-frame replacement?
An insert replacement adds $250 per window for fitting and sealing inside the existing frame. A full-frame replacement costs more because the whole window, the flashing and the exterior trim are replaced, and it is only needed when the frames are rotted, out of square or being enlarged.
Do new windows pay for themselves?
Partly. New insulated windows cut drafts and lower heating bills, and they are one of the exterior upgrades buyers notice first. Most homeowners replace windows for comfort and because the old ones have failed, with energy savings and resale value as the bonus.
How long does window replacement take?
Custom-built windows take four to six weeks to arrive. Installation itself takes a few working days for a whole house, done one opening at a time, and it continues through the winter.
Do I need a permit to replace windows in Massachusetts?
Often yes, especially for full-frame work or any change to an opening. Requirements vary by town, and homes in a historic district may need design review as well. We handle the paperwork.
